Find An Agent That Uses Professional Photography

Google real estate photography stats (like this one or this one) and the numbers are in: good photos matter. We wouldn’t consider activating any of our listing without professional photos in place. In fact, Kyle owns and operates a professional photography business and creates a lot of our content himself. We thing quality marketing materials help demonstrate value for your home. Much like professional photos of a Rolex watch helps justify the expense, we believe professional photography does the same for residential real estate.

Photos are the first, bust still major, step to properly listing your house. Every agent¬†should order professional photos, if they’re not, consider listing with someone else! It’s worth noting, that if professional photos aren’t submitted with the initial MLS listing, they sometimes won’t syndicate with the other online listing services. This means, if your listing goes life initially with poor photos with the intention of adding better photos later, you might be sad when you notice the new photos added later don’t show up on all the real estate websites out there!

Beyond photos, consider using an agent that will also create a 3D Virtual Tour for your house. 3D Virtual Tours are compatible with computers, phones, and tablets. They allow potential buyers to walk your property 24/7/365. Buyers can take a tour of your house in the middle of the night or from across the country. They’re critical for properties being marketed to out of state buyers (which is almost any property near Lake Norman) and they’re great for houses of all sizes. Find An Agent That Cares

You want an agent who will check in with you regularly and provide helpful feedback for selling your house. Not all listings are “set it and forget it” compatible. Some require feedback. Agents get feedback regularly from showings and should be able to provide custom feedback based on showing activity. If a house isn’t getting many showings, why? Is your agent being responsive to your questions and concerns? We’re not miracle workers, and sometimes things are just out of our hands, but your agent should be able to give honest feedback to increase your showings.

If there’s one thing we’ve learned in real estate it’s that one size does not fit all. You need varied approaches to selling houses. Agents need to be adaptable to their clients and most important willing¬†to work with their needs, wants, and desires. When we meet with sellers, we try to hear what they expect out of their selling experience and adapt it to a process we know works. Our goals are the same: sell the house for as much as possible. Our approaches are sometimes different.
